Punjab RERA is an official starting point for checking relevant registered projects and registered real-estate agents. It is not a replacement for a complete legal review of the specific property you are buying.
Why registration matters
The Real Estate (Regulation and Development) framework applies registration obligations to defined projects and agents. The applicability of a registration requirement must be considered for the precise transaction. Do not assume every property carries the same documentation.
Where to look
Use the official Punjab RERA website at https://rera.punjab.gov.in/ to search registered projects and agents. Confirm registration numbers, entity names, project particulars and status against the official record. A brochure or screenshot can be out of date.
What else you may need
Depending on the property, an independent lawyer may review title, encumbrances, ownership authority, sanctioned plans, completion or occupancy documents, society records and the applicable transfer rules. No single registration number establishes all these matters.
Ask specific, written questions
Request copies of relevant approvals and a clear explanation of any known restrictions. Keep an orderly record of your enquiries and documents. Allow time for independent review before a significant financial commitment.
Keep the roles clear
A broker may help gather information and facilitate viewing. Legal, engineering, financial and tax conclusions should come from suitably qualified professionals. This is a general educational guide and not legal advice.
