Use the Punjab RERA portal to check the project name, exact promoter, registration number and current status. A marketing brochure is not proof of registration.
Match the unit and phase
Verify location, approved project phase, sanctioned plans and possession disclosures for the exact proposed unit. A similarly named project in a different phase is not the same verification.
Understand when RERA applies
Not every resale house or standalone plot is a registered project. Applicability depends on the transaction and statutory conditions. Obtain expert legal advice where uncertain.
Before giving an advance
Ask for title history, approvals, a written price schedule, the booking agreement and cancellation terms. Do not rely on phone promises.
